11/21/11
The exterior is framed and sheeted, along with the Dens-Glass sheathing.
The interior is framed, the HVAC and plumbing are installed.
The floor for the second-floor future development is poured.
The roof is scheduled to be finished and doors and windows will soon be installed.
 
 
10/10/11
It's hard to believe that it's been a full month since the last update!
In that time, the foundation has been poured and the driveways completed.
The steel framework is now being put in place.
In addition, the outdoor stage has been poured.

9/10/11
The building site has undergone a dramatic transformation as about half of the driveway/parking lot
has been poured and all of the rough plumbing and electric conduit has been laid in the foundation.
The steel components for the inner framework of the building has arrived and is ready to go.
At 5am on 9/10, the crew began pouring the concrete in the foundation of the building.
After a short "curing" period and once the fire lane is completed, the steel will go up.
 
8/2/11
After several starts and stops, the project is back up and running.
The site has been cleared and prepped.
A drainage line has been dug, inspected, and approved.
Utility work is underway in preparation for the foundation.
A "COMING SOON" sign has been put up!!!
 
5/18/11
A tree removal permit was issued on 5/16 and work started immediately.
Tree fences are installed and have been inspected.
A permit for clearing and grading was issued on 5/18.
The project is officially up and running!!!
Please pray for favorable weather and the safety of those working.
 
5/12/11
While it seems that nothing has been happening on the site, much has been done behind the scenes.
The site is being prepared for site work- silt fences and tree protectors are being installed.
A cleargrading permit is days away and site work will begin very soon.

In the meantime, Faith will offer a "Prayer Walk" on the site
this Sunday, May 15 at 4:30pmin anticipation of the official start of the project.

SUBJECT: ADP10-0009, Faith United Methodist Church
Dear John:
The City of Denton’s Planning and Zoning Commission, at its meeting on February 23, 2011,
approved your request for an Alternative Development Plan (ADP) for a church located at 6060 Teasley Lane.
 
What's Next?
Right now the engineers are putting the final touches on the site plan permit application.
Once the permit is submitted to the city, the city will review and then issue the permit to begin site work.
This process may take a few weeks to complete, but once the permit is in hand,
site work can start immediately.

In the meantime...
The final building drawings have already been submitted to the city for their initial review.
This means that there should be little to no time gap between the completion of the site work
and the start of actual construction on the building itself.
 
Look for a note to be added to Faith's sign very soon:

Good news and bad news...
GOOD- the city staff has finished its report to P&Z and is recommending APPROVAL of the ADP.
P&Z will consider the ADP at their next scheduled meeting.
BAD- the next scheduled P&Z meeting (2/9/11) has already been CANCELED due to the threat of bad weather.
Consideration of the ADP will be moved to the agenda for the 2/23/11 P&Z meeting.
 
1/20/11
The third round of comments from the city staff were very favorable towards the project.
The project has been schedule to come before Planning and Zoning on February 9 at 6:30pm.
Please be in prayer for this meeting, that the decisions will enable the church to begin site work.
There will be a special announcement on Sunday regarding a development in the plan.
 
1/11/11
The engineering firm submitted responses and revisions to the second round of comments from the city staff on 1/7/11.
The staff has until 1/14 to post any additional comments to the website.
The Planning and Zoning Commission typically meets on the first and third Wednesday of a month.
Agenda items must appear at least 10 days prior to a meeting.

The city staff's comments to the engineer's responses to city's previous comments have been posted on the city's website.
 
12/20/10
The engineers have submitted revisions and responses to the comments made by the city departments.
The city has until December 30 to review again and respond. 
The Church is preparing to present this plan
to the Planning and Zoning Commission as soon as these "volleys" reach an end point.

LATEST ON THE ALTERNATIVE DEVELOPMENT PLAN
The engineering firm submitted the ADP to the City in late October and then met with department heads
on November 18 after the staff reviewed the plan and gave their comments.  The meeting was positive
and the comments given were addressed in favorable ways to the church.  The engineers were given time
to make necessary adjustments to the plan and resubmit the revised plan to the City.  The City now has
the resubmitted ADP and will review it again before making their recommendations to the Planning and
Zoning Commission.  Once the recommendations are made, the plan can come before P&Z.  The P&Z meets
twice a month (only once in December) at regularly scheduled intervals.

You can also see the documents and all of the work related to the
Alternative Development Plan by creating a user account with the City of Denton and
using their "Trak-it" tool.  Once logged in, search by "applicant name" and type in "Faith,"
then scroll through the list to find "Alternative Development Plan."

RECAP OF WHERE WE'VE BEEN
2010 has been a busy year for the building team and the church.  Here are a few highlights...
JANUARY- Strategic planning team works with Harvestime in Colorado Springs.
FEBRUARY- Church charge conference approves building plans and budget
MARCH- Building team contracts with Harvestime and Pat Morgan, architect.
JULY-Tri-Star Construction selected as General Contractor
AUGUST- Building loan closed with Texas Methodist Foundation
Initial building permit application filed with City of Denton
Groundbreaking event on the land
OCTOBER- Submission of an alternative development plan to City of Denton
NOVEMBER- Review of the ADP at the city (pending approval- will proceed to Planning and Zoning)
 
"The Alternative Development Plan"- in a nutshell, the ADP is a sort-of "umbrella variance" aimed at
addressing the comments given by the city departments in one move.  Approval of the ADP by the
Planning and Zoning Commission clears the way for site work to begin immediately.

The construction loan has closed and the contract with the builder has been signed!
Paperwork will be submitted on 8/23 to the City of Denton for a preliminary building permit.
If all goes according to plan, site work can begin in September.
In the meantime, the final working drawings are being prepared
and will be submitted to the city for the final building permit when they are finished.

ONCOR's work has begun- the 50-foot easement on the southern end
of the property has been cleared. 
It won't be long before they pour the driveway
that will serve as our
shared access to the property!
Thank you to those who spend time clearing
the brush and undergrowth on the land.  It looks really great.
Our preliminary meetings with the City of Denton have been very positive.
We are looking forward to continued progress. 
 
At Faith's "family meeting" on February 7, 2010 the following information was presented...
 
 
 
 
 
 
1. Recap of the goals and work to this point
The goal has been to build a facility that will not only meet our current needs for worship and education space, but will also allow for future growth.
The Strategic Planning team worked for two years on this, and the building team has spent the past year studying the various way to make this happen.
Ultimately, the goal was to have a functional and practical building that could be completed within the budget of $3 million.
 
The driveway will be built to line up directly with the entry to Guyer (ONCOR is building this)
The first phase of development will only include the first building and approximately 100 parking spaces.
The remainder of the land will be built out in subsequent phases, but not immediately.
The building will feature a 17,000 square-foot first-floor and room to expand into 10,000 square-feet to the second floor.
The first floor configuration features worship space for 400 people, plus 11 classrooms for children, youth, and adults.
The second floor (to be decked and shelled for future expansion) will add more youth space, classrooms, offices, and a fellowship area.
 
Looking ahead ten years, what might the church look like?
How will we need to structure our ministries today in order to prepare to reach new people in the future?
What can we do to make sure that we conduct ourselves with joy, meaning, creativity, integrity, hospitality, and excellence?
 
4. General time line of the next steps
February 8: Meeting with District Committee on Property and Location
February 21: Called Charge Conference meeting with the church
Spring 2010: Platting process with city of Denton, "working drawing" phase with architect, site development work
Summer 2010: construction begins
Summer 2011: transition to new facility
 
The building team will continue to oversee and monitor the process.
